Stricter regulation on the rental and sublease market has recently led to some important changes. The majority, if not all letting agencies have decided to only accept corporate signings of rental contracts going forward. They believe this is step will minimize the risk involved with a privately signed contract. We are exploring whether a guarantee letter from an employer could be an option and will provide an update on this as soon as possible.
To be able to provide the best possible home search for our clients’relocating employees, our recommentation is to switch to corporate signing of rental contracts on behalf of employees relocating to Sweden. Should this not be a viable option, we fear the number of accommodation presentations available will shrink significantly.
As an alternative to corporate signing, we are able to offer clients tenancy management services.We have extensive experience in this area, with a well-defined process and service delivery structure in place for support. In such a setup, Human Entrance would sign the lease agreement – providing the corporate signature required by the letting agencies.
If required, we are also able to manage utilities connected with the rental contract.
Human Entrance pays the rent and provides a consolidated invoice to the employer/employee at the end of each month, as well as full reporting on cost incurred, on a montly basis. Throughout the tenancy,period, we also provide support with questions related to the accommodation.
